What This Means
U.S. foreclosure activity is running above last year but still below the levels seen before 2020. ATTOM counted 40,277 properties with a foreclosure filing in August 2026, up 1 percent from July and 13 percent from August 2025. Lenders started 25,894 foreclosures (up 7 percent from a year earlier) and took back 5,794 homes as REO (up 42 percent). One in every 3,569 housing units had a filing. South Carolina, Nevada, Florida, Texas and Maryland had the highest rates. For the first half of 2026, filings totaled 227,548, 21 percent more than the first half of 2025. ICE reports 296,000 loans in active foreclosure as of July, and MBA puts the share of loans in foreclosure at 0.67 percent for the second quarter.
